Marshall Investments in partnership with Abadeen Group are currently undertaking a commercial development at 1-5 Chalmers Crescent, Mascot. The development comprises a 12,000m2 A-Grade office building with ground-floor retail, a roof-top terrace and 220 car parking spaces. The site settled in December 2019 and is expected to be completed ~mid-2021. Pre-leasing has commenced and approximately 40% of the building has been pre-leased to high-calibre tenants in the fashion and property industries.

The property is a 4 storey commercial office building with approximately 5,686 square metres of net lettable area situated 800 metres from Green Square. The building comprises retail tenancies and parking on the ground level and 3 levels of commercial on the upper levels. The property was purchased in 2015, re-developed and then sold as a fully leased asset to Abacus Property Group in 2018 on a 6.2% cap rate.
